This project devised by our hotel group NCalma consists of buying a flat in our project in Herencia, being that the flats will have an active tourist license to be able to participate in the tourism of the island of Ibiza.

Herencia will be a boutique hotel of 30 luxury flats located in the central street of San Jaume in Santa Eulalia del Rio.

Herencia’s design is set in a balance of traditional Ibiza architecture and modernity, and will feature a rooftop swimming pool, spa and sauna with heated pool, gym, café and restaurant.

Each studio flat will be between 35 m2 and 57 m2 with one bedroom and will be fully furnished and have its own small balcony, a kitchen, a living room with sofa bed and table and a bathroom with shower and bathtub.

We will have a flat adapted for people with reduced mobility on the ground floor, where you will also find the reception and a bar.

In the same way, the flats are oriented towards luxury and sustainability with a spacious design that guarantees comfort and privacy.

Herencia will have a reception open all year round for the owners and their guests, while NCalma will be in charge of the rental management of the properties considering its extensive experience in tourism from its other two properties Aguas de Ibiza Grand Luxe Hotel and Nativo Hotel Ibiza.

The owners will be able to stay for two months of the year and will enjoy the same cleaning and maintenance services, concierge, and swimming pools as their guests.

Your property is not the only income as the services of the common areas such as restaurant and spa will be part of your income and you will have benefits and discounts in the restaurant and in the Hotel Aguas de Ibiza.

How to purchase a property in Herencia?


To purchase one of the properties, the buying process consists of contacting the NCalma Homes team in order to choose the type of flat according to availability.

Each property has different types of flats which vary in size, views and price but are all luxury.

Contact can be made through our email, website, social media or at our office in Santa Eulalia del Rio and we will send you more information about the project and then a Dropbox access where you will be able to see the plans, renderings, availability, prices and profitability.


After this the investment process will take place in four steps:

  1. Reservation agreement: To reserve the property a reservation agreement is signed and a deposit of 10,000 euros is paid. The deposit amount is fully refundable within 45 days.
  2. Purchase and Sale Agreement: At the end of the 45 day reservation period, the Purchase and Sale Agreement is signed and the corresponding payment of 20% of the property purchase minus the deposit is paid.
  3. Staged payment: When the building structure is completed, an additional payment of 20% of the property price is paid.
  4. Final payment: When the property is officially signed at the Notary’s office, 60% of the property price is paid and the title is transferred.
